Insulation for a Town Built in Six Years

Spray foam insulation in Levittown starts with the houses themselves. Levitt & Sons began building here in February 1952 and finished 17,311 homes by 1958, using a 26-step assembly method that at its peak produced a house every few minutes. Wikipedia notes that every home was one of just six models: the Levittowner, the Rancher, the Jubilee, the Pennsylvanian, the Colonial and the Country Clubber. Seventy years later, most have been added onto, re-sided or raised, and the insulation behind those changes varies a lot. We find where each house loses heat and cooling, seal it, and insulate with open-cell or closed-cell foam where that makes sense and blown-in material where it does the same job for less.

Slab houses, no basements

Levitt houses were built without basements, on concrete slabs that carried copper-piped radiant heat, according to a history of the development published on AOL. With no basement and no crawl space to work from, the attic and the walls carry most of the insulation work. Many attics hold only a few inches of old, settled fiberglass, and the air leaks around light fixtures, bath fans, plumbing vents and the hatch are rarely sealed. That is where we start.

What the code and ENERGY STAR say

Pennsylvania's alternative residential energy provisions, published by Penn State's housing research center, group Bucks County with the state's southern counties in Zone 4. The state's residential code is now the 2021 IECC with Pennsylvania amendments, in force since January 1, 2026, according to the Department of Energy's code status page. Code governs new work; for an existing attic, ENERGY STAR's chart is a better guide. In zone 4A it recommends R-60 for an attic with no insulation and adding R-49 where three or four inches already sit on the floor.

Closed cell vs open cell

The two foams do different jobs. Open-cell foam is soft and light, swells to fill odd-shaped cavities and stops air well, but some moisture can pass through it. HomeGuide lists it at R-3.5 to R-3.7 per inch. Closed-cell foam is rigid and dense, rated R-5 to R-7 per inch, so it gives the highest R-value in the least space and slows vapor at typical thickness. In Levittown homes we use closed-cell where space is tight or moisture is a risk, such as low-slope roofs over additions, rim areas and the underside of floors over open porches or garages. Open-cell often suits interior walls of new additions and roof lines where a vapor retarder is handled another way.

Does spray foam stop mold?

Not by itself. Foam does not feed mold, and closed-cell foam sheds water, but mold grows wherever moisture keeps surfaces damp. Levittown sits only about 30 to 40 feet above sea level and gets roughly 50.5 inches of precipitation a year, so we look for roof leaks, bath fans that dump into the attic, and grading that sends water toward the slab before we cover anything. Fix the water first, then insulate.

Questions to ask insulation contractors

When you compare spray foam insulation contractors or insulation companies in Lower Bucks County, ask each one the same things. What gets sealed before anything is insulated, and with what? Which foam goes where, at what thickness, and what R-value does that produce? How is attic ventilation kept open at the soffits? How long do you stay out after spraying? HomeGuide's guidance is at least 24 hours. What happens to old insulation that is wet or dirty? A clear written quote answers most of these on paper, and ours does.

Spray foam insulation cost

HomeGuide's 2026 guide puts installed spray foam at $1.50 to $5.00 per square foot: about $1.50 to $3.50 for open-cell and $3.00 to $5.00 for closed-cell. Fixr lists $3.15 to $7.50 per square foot for existing walls. HomeGuide's whole-house range is $8,000 to $20,000, and most companies have a job minimum of $1,000 to $2,000 or more. Attics that only need sealing and loose fill usually land far lower. Each service page lists the published ranges for that type of work. Those are national figures; the written estimate after we look is your price.

Why Homeowners Call Spray Foam Insulation Levittown

We look before we price

Every quote follows a visit to the attic, walls and any other space you want done. Nothing is priced sight unseen.

The quote is itemized

Each area lists the material, the depth or thickness, the target R-value and its own price, so you can compare or phase the work.

Sealing comes first

Air leaks at top plates, fixtures, chases and the hatch are closed before new insulation covers them.

We say when foam is overkill

If blown-in over a sealed attic floor does the job for less, the quote says so, side by side with the foam option.

Where We Work

We work in Levittown's sections across Bristol, Falls, Middletown and Tullytown, and through the rest of Lower Bucks County: Bristol Borough, Croydon, Bensalem, Fairless Hills, Morrisville, Yardley and Lower Makefield along the Delaware; Langhorne, Newtown and Feasterville-Trevose in the middle of the county; and Northampton, Warminster, Warrington and Doylestown to the north and west. The river towns hold the oldest houses, often with stone or brick walls and basements. Levittown and Fairless Hills are 1950s slab and prefab neighborhoods. The townships farther north are mostly houses built from the 1960s through the 1990s, with bigger attics and finished basements.

Common Questions

How much does spray foam insulation cost in Levittown?

National guides put installed foam at $1.50 to $5.00 per square foot (HomeGuide), with closed-cell at the top of that range. A whole house runs $8,000 to $20,000 by HomeGuide's figures, while a single addition or attic is far less. We measure and send a written price.

Is closed cell or open cell better for my house?

It depends on the spot. Closed-cell gives R-5 to R-7 per inch and slows moisture, so it suits tight roof lines, rims and floors over garages. Open-cell costs less per square foot and fills irregular cavities well. Many houses get both.

Levitt houses have no basement. Where does the insulation go?

Mostly in the attic and walls. The slab carries the radiant heat, so the work is usually sealing and insulating the attic floor or roof line, filling empty exterior walls where they are open or can be drilled, and dealing with additions built over porches or garages.

Does spray foam insulation stop mold?

Foam does not feed mold and closed-cell resists water, but no insulation stops mold if a leak or damp air keeps surfaces wet. We find and fix moisture sources first, then insulate.

What spray foam has the highest R-value?

Closed-cell foam, at R-5 to R-7 per inch by HomeGuide's figures, about twice open-cell's R-3.5 to R-3.7. That makes it the choice where depth is limited, like a cathedral ceiling or low-slope addition roof.

How long do we need to stay out after spraying?

HomeGuide advises allowing at least 24 hours before re-entering. We confirm the time for the product we use when we schedule, and we close off the work area while we spray.

Do you also do blown-in insulation?

Yes. On a wide attic floor, blown cellulose or fiberglass over sealed leaks is often the better value. We quote foam and blown-in side by side when both would work.

What R-value should a Levittown attic have?

ENERGY STAR recommends R-60 in zone 4A for an attic with no insulation, or adding R-49 when three to four inches are already there. We measure what you have and quote the depth to get there.
